GENERAL DESCRIPTION:

Property has a shed on stilts approx. 18 inches off ground. No permits or inspections were done on property. Appears to have been used as hunting cabin, however, it does not meet requirements for a livable structure.
Property does have a well, it was installed and registered with the Department of Health. Appears to have electric service possibilities - wiring in building, and breaker box on wall. If there is a septic system, it is unknown.
It is recommended that the Building be removed or it needs to be brought to Code.

PAYMENT: At the time of this auction's closing, each bidder will be presumed to have inspected the site and to have read and to be thoroughly familiar with any and all plans, contract documents (including any addenda), and documents attached to this auction listing.
FEES: The County Auditor shall charge and collect in full at the time of sale for the State of Minnesota an assurance fee of 3% of the total sale price of the land, timber, and structures.
Additional fees include:

- State Deed Tax: 0.33% of the sale price, or sales under $3,000 = $1.65 minimum
- Deed Recording Fee: $46.00 for Abstract parcels; minimum of $46.00 for Torrens parcels

Payment must be made at the Auditor-Treasurer's Office at the Courthouse in Milaca, MN. Payment must be made by Cashier's/Certified/Personal Check or Money Order made payable to Mille Lacs County.

The failure or omission of any bidder to inspect the site or examine any form, instrument or document shall in no way relieve any bidder from any obligation in respect to their bid.

CONFLICT OF INTEREST:
Mille Lacs County officials/employees are prohibited from using privileged government data obtained through their position to further their own private interests.
Minnesota Statute 282.016 prohibits the direct or indirect purchase of tax forfeited land by individuals employed with the office of the County Auditor, Court Administrator of the District Court, County Assessor, or Zoning Department.
Any person or entity, or entity controlled by such person, is a prohibited purchaser or bidder, if said person or entity is delinquent on real or personal property taxes in Mille Lacs County per Minnesota Statute 282.016.
Mille Lacs County is not responsible for any omissions or errors in the description of items being offered for sale. Under no circumstances will a refund/adjustment be made due to the property failing to meet buyer's expectations.
To the fullest extent permitted by law, Bidder shall indemnify and hold Mille Lacs County harmless from and against any claims, damages, losses and expenses, demand or cause of action arising/alleged to have arisen out of the sale or failure to sell any property including claims of personal or bodily injury, death, or contract damages.
Mille Lacs County reserves the right to accept or reject any/all auction's bids or any part of an auction's bid.
